What Does Sited Mean?
A static caravan is exactly what the name suggests. Whereas a touring caravan can be towed from place to place, a static caravan is sited on one holiday park and is likely to stay there for many years. As static caravans stay in one place for so long, they are much more homely than a touring caravan.
The interiors are beautiful with modern fixtures and fittings, so that they really feel like a home away from home. Compared to their touring counterparts, they are much more robust, much warmer and much stronger. The toilet facilities are connected directly to the mains and hot water is available 24/7. You can also add a decking area to your caravan, so you can sit outside and enjoy a glass of wine on a sunny day.
A static caravan, really is a holiday home, not just somewhere to put your head down for the night.
Buying & ownership
Larger and more lavish than its touring counterpart, a static is sited on to a permanent pitch. The caravan holiday homes can be bought and then transported to one of our parks and you can start enjoying it almost straight away, or you buy one that we already have on site.
Buying preowned and brand new static caravans is much easier than buying a bricks-and-mortar holiday home, as we take care of most of the process for you. In many cases, the payment and contract can be signed, and you can have the keys within a week, so there need be no delay, once you choose which of our caravan parks you would like to be on, be sure to check out the buyer’s guide.
When looking at a range of static caravans to buy, it is important to understand the purchase process and the responsibilities holiday home ownership holds. For first time buyers or users, it will likely be easier to make a buying decision with the help and advice of an experienced caravan sales team. Tastes and budgets are different with every prospective buyer we meet, so we know the kind of questions you will want answers too.

Site fees for brand new owners
Standard park agreements work in that the caravan owner owns the actual caravan and pays an annual fee to the park for the pitch. It is the owner’s responsibility maintain the holiday home to an agreed standard throughout the contracted period, but for a small fee, our maintenance team can take care of this for you.
How often or how little time you choose to spend in your holiday home doesn’t change the price or fees included. Maguires Country Parks are open 12 months of the year, so you can enjoy your purchase with us as often as you like.
A Break Away Whenever You Want
Owning a static caravan gives you the opportunity to visit the park it’s on whenever you like, making it the perfect base for weekends, getaways and holidays away from home. This can transform the lifestyle of those with access to a static caravan, as it allows for frequent breaks and trips without having to continuously pay for flights, transport, hotels and currency.
Whilst you can’t live in static caravan year-round, you can stay as often as you like for short breaks. Sited homes are intended for holidays, as the caravans themselves aren’t built for full-time residency. There are certain areas of our parks licensed for residential living, but static caravans are not intended as a full-time home, rather they are a second home for occasional stays when you just need to get away from it all.
to live in all year round - Yes or No
All of our parks have a 12 month licence for holiday and recreational use, so you can enjoy your holiday home with us as often as you like. However, you can not live in your holiday home, as holiday parks are not licenced for residential use.
At no time can your caravan holiday home become your sole or main place of residence and you may be asked to provide your main residential address and evidence of your residence there. If residential living is what you are looking for, we do have park homes available at Low Carrs Residential Park, Hurworth Springs Country Park and Ord House Country Park.
open 12 months
Unlike other parks, Maguires Country Parks are open 12 months of the year for holidays and recreational use so you can enjoy your holiday home with us as often as you like.
Our parks are owner’s only parks and we do not allow sub-letting, which means that you will always know who your neighbours are. If you would like other family members to visit you for a holiday, we will ask you to provide us with the details before their arrival.
Small & Large, We Do It All
If you are thinking of purchasing a static with us, it may be an idea to book an overnight park visit with us for a few days first to experience what the park is like and how it suits you.
What is more, if you do go on to buy a static caravan with us, we will refund the price of your stay.
Most static package prices include certain furnishings and basic white goods – caravan model dependent – but the owner can decide on smaller furnishings and basic decoration. This includes double glazing and central heating, cooking appliances, utilities and crockery, electrical equipment, linen and towels. The opportunity for freedom here is unique to holiday properties, allowing the owner to really create a ‘home from home’. Static caravans are laid out like a small home with beautiful interior design throughout. They have a living and dining area, full kitchen, bath or shower room and WC, and bedroom area. Often, the living areas include additional sleeping space as fold-down beds from seating.
Endless holidays whenever you want.
